If a person entitled to an estate of curtesy or dower joins in a mortgage on real estate made pursuant to sections 3A:18-2 or 3A:18-3 of this title in order to pay for any building or any addition, repairs, improvement or machinery on real property, he or she shall receive during life one-half, or such other portion according to the law in effect when the estate vested, of the net income received from said building or other real property, after deducting mortgage interest, taxes, assessments, water rents, repairs, insurance premiums, commissions paid to agents for collecting rents, and other proper deductions to be first made from rents.
