If the real estate sought to be sold under authority of this chapter consists of different tracts and parcels, and the whole becomes chargeable with taxes, assessments and water rents, and if, by a sale of part of the premises, all the taxes, assessments and water rents could be discharged on all the real estate, the court may direct the sale of that part of the premises and require the taxes, assessment and water rents on the whole of the real estate to be paid out of the proceeds of the sale.
