If real estate sought to be sold under authority of this chapter is composed of city lots and covered by large, old and dilapidated buildings which must be removed before a sale can be had to advantage, the court may direct the buildings to be sold separate from the land and removed therefrom. If, at such sale, no bidders can be found who will bid for and agree to remove the old and dilapidated buildings and material, the court may thereupon direct such buildings to be torn down and the wreckage to be prepared for market and to be sold, and if such wreckage cannot be sold for enough to pay for its tearing down and removal, the court may direct the deficiency to be paid out of the proceeds of the sale of the real estate.
