Whenever heretofore or hereafter a fiduciary whether by deed or will shall have or shall have had a power of sale or disposal of an undivided interest or estate in lands and such lands shall be or shall have been partitioned pursuant to proceedings in any court of competent jurisdiction, resulting in the actual partition of said lands and the division thereof among the persons entitled thereto, in such case said fiduciary shall have the same power of sale or disposal as to the entire fee in said lands so set off or assigned to said fiduciary or to the person or persons seized of the title thereto with which the fiduciary's power of sale had been coupled, as the said fiduciary has or had with respect to the undivided interest in said lands prior to the partition proceedings.
