New Jersey Statutes Appendix - Former Title 3A Administration of Estates Decedents and Others 3A § 16-1

A guardian shall have power to take possession of, collect the rents from and manage the real estate of his ward, and to lease the same for a term not exceeding 3 years, though the term extends beyond the ward's infancy, death or restoration to competency, as the case may be. The rents collected and the income from the ward's estate may be used by the guardian to pay taxes, mortgage interest and other charges related to the real estate.

Any lease made by virtue of this section shall be subject to the right of the guardian to sell such real estate under a power of sale conferred by the will or by order of any court of competent jurisdiction.
