Every cemetery corporation created by special charter or organized under general laws shall regularly keep books in which it shall enter all conveyances of burial lots within said cemetery and all instruments of contract relating to conveyances of such lots. Such records, and similar records made by such corporation prior to June second, eighteen hundred and eighty-nine, shall have the same effect as if made in the registry of deeds for the county or district where such cemetery is situated, and no other record shall be necessary.
