25. The conveyance or conveyances of lands given pursuant to the provisions of this act shall convey the land freed and discharged of and from all estate dower, or by the curtesy or inchoate right of dower and estate by the curtesy therein; provided, that notice shall be given to the person or persons having such estates of dower, by the curtesy or inchoate right of dower or estate by the curtesy in said lands, in the manner provided in this act; and in case the first or Christian name of such person, wife, or widow, or husband, when the title is in the wife, as the case may be, is unknown to the purchaser or his agent, notice may be given to such person, using, in case of the wife or widow, the first name or Christian name of the husband, with the prefix “Mrs.” thereto, and where the title is in the wife, the prefix “Mr.” before the surname, and then “husband of”, using the name of the wife; and an affidavit of the fact that such first or Christian name is unknown to the purchaser or his agent shall be filed with the officer with whom the proof of service and mailing is required to be filed.
