(a) The quitclaim deed issued undersection 282.302must be electronically recorded or sent to the county auditor who must have it recorded before it is forwarded to the grantee. Recording of the deed by the county auditor is deemed delivery to the grantee.
(b) Failure to make any payment required by this chapter will constitute default and upon such default, the sale will be subject to the cancellation provisions ofsection 282.40.
