For the purpose of calculating the period of any applicable statute of limitations
in any action or proceeding, either civil or criminal involving any violation of this
chapter, the cause of action shall be deemed to have accrued not earlier than the
time of recording with the county recorder of the county in which the property is
situated of any deed, lease or contract of sale conveying property sold or leased
in violation of this chapter and which describes a lot or parcel so wrongfully sold
This section does not prohibit the maintenance of any such action at any time before
the recording of such instruments.
