The interests in real property set forth in section 21 of this act shall have priority to all subsequent liens under this act 1 upon the land and upon the improvements thereon, except such as may be removable as between landlord and tenant, which may be sold and removed by virtue of any lien for the erection, construction or completion of the same, free from the prior encumbrances.
